Detailed Explanation of Common Renovation Procedures


To ensure efficient management and precise completion of projects, we have standardized the common renovation project procedures. In reality, renovations do not follow an entirely uniform process; adjustments are made as needed. Therefore, close communication between interior designers, clients, and craftsmen is crucial.



Following common renovation procedures, the renovation project can be roughly divided into five main parts: demolition, plumbing and electrical, masonry, carpentry, and painting.

Throughout the entire project, the role of the interior designer is significant, but the participation of the homeowner is indispensable. Our interior designers will coordinate with homeowners in each stage, confirming materials and furniture dimensions to facilitate construction arrangements.



Demolition: Replanning for a Fresh Start

Demolition marks the first step of the renovation project. Before the official start, we ensure that insurance has been purchased and apply for renovation permits and scaffolding from the property management office. The initial step of the project involves removing unwanted old partitions and renovations, such as tiles, flooring, and built-in furniture.

To avoid the possibility of demolishing the wrong items, we verify with the homeowner what needs to be retained before commencing work. The gas stove must be dismantled by a licensed contractor; if necessary, we will ask the homeowner to arrange this with the gas company.

Since this is the first procedure, we will work with the homeowner to select materials for the next two procedures, including aluminum windows, split air conditioning units, and tiles.



Plumbing and Electrical: Installation as Needed

After the demolition work is completed, we reconfirm with the homeowner the number of sockets, lighting positions, furniture placements, air conditioning locations, and water outlet positions. Besides plumbing and wiring, gas lines, telephone, broadband, and air conditioning pipelines are also laid at this time. If the gas pipe needs to be replaced, it will require arranging a visit from the gas company.

If the unit needs to change the position of external drainage pipes, replace windows, install split air conditioning units, or chimney installations for water heaters, scaffolding might be needed, and these tasks can also be carried out at this time.



Masonry: Laying a Solid Foundation for Future Construction

In the masonry stage, tasks include leveling floors and walls, waterproofing, and tiling. Depending on the stock of tiles, some styles may need to be ordered two to three weeks in advance, so we usually communicate with the homeowner about pre-ordering tiles before the demolition work starts. The installation of bathtubs also needs to align with masonry work, so early purchase and delivery scheduling are necessary.



Carpentry (Early Stage): On-site Carpentry, Furniture Measurement

After the masonry work is completed, we start on-site carpentry work, such as light troughs, concealed curtain tracks, air conditioning covers, false ceilings, and feature walls.

Custom-made furniture like built-in cabinets, kitchen cabinets, and platform beds will be installed in later procedures. Since the unit’s dimensions may change slightly after the masonry work, we re-measure to ensure accurate furniture dimensions at this stage.

If the homeowner has built-in appliances, they can provide the dimensions at this stage, such as built-in ovens and dishwashers, and confirm the sizes for custom-made furniture.



Painting: Ideal Effects Gradually Take Shape

Painting usually progresses concurrently with carpentry. From the start of on-site carpentry, painters frequently appear on-site until the project is completed. This is because some carpentry items require filling gaps with paint (sealing) and touch-ups.

A complete wall and ceiling painting project includes scraping off old paint and plaster, applying new plaster, and painting. The scraping off process (removing old latex paint and base plaster) is flexible and often carried out simultaneously with other stages. Once completed, we can begin plastering and painting.

In addition to walls and ceilings, hand-painted woodwork is also handled at this stage. We take protective measures during painting to avoid unnecessary colors on other areas.



Carpentry (Late Stage): Multiple Furniture Sealing Methods, Early Purchase of Wooden Doors and Flooring

When the painting work is nearly finished, we bring in custom-made furniture for installation. Additionally, wooden doors, door frames, and wooden floors are installed at this time. We arrange the purchase of wooden doors three to four weeks in advance with the homeowner and buy wooden floors at least one week in advance.

Custom-made furniture aims to integrate seamlessly with the walls. Proper sealing not only enhances aesthetics but also effectively prevents dust, hair, and insects from hiding in gaps. Therefore, proper sealing is an essential task.



Miscellaneous Installations: Sanitary Ware, Lighting, Switches, Appliances

At this point, the renovation is nearing completion. We install the sanitary ware you ordered, such as sinks, basins, toilets, faucets, as well as lighting, switches, appliances, and windowsills.



Project Completion: Cleaning, Handover, and Defect Rectification – A Comfortable New Home Without Worries

After the renovation is completed, the unit will inevitably have leftover materials, debris, and stains. We arrange basic cleaning for you. After basic cleaning, the home will still be dusty, requiring either self-cleaning or hiring someone for home cleaning.

During the handover inspection, carefully check each item, such as doors, windows, sockets, faucets, and paint. Some issues may only be discovered after moving in; our one-year project warranty is very important for addressing such issues.
